Standards of Living

FLOOR & WALL SYSTEMS:

  • Slab foundation or
  • Subfloor is 3/4 inch T&G sheathing glued and nailed at framing phase.
  • Floor joists are at least 2x10 southern yellow pine and or TJI floor joists.
  • Walls are framed with at least 2x4 at 16” o/c. All walls have support headers at all door and window openings.
  • All exterior sheathing is OSB plywood.
  • House wrap material is installed on all exterior walls.

 

MARITECH BRAND WINDOWS & EXTERIOR DOORS:

  • All windows are manufactured by MARITECH and have all CLAD exteriors that are 100% maintenance free. Most exterior doors are manufactured by Therma-Tru or Barnett.
  • All front & garage/house door panels are fiberglass or steel insulated.
  • All windows (and doors per plan) have internal grills/mullions that match the exterior CLAD color. Grills are 100% maintenance free and can’t be tampered with. All windows come with screens.
  • MARITECH WINDOWS (Energy Star rated and Green Approved) provides a lifetime warranty on vinyl frame and sash members, insulating glass, and on hardware.

 

GARAGE DOOR/OVERHEAD DOORS & OPENERS:

  • All homes have garage doors with an electronic openers for each door if applicable, (2) remote controls, and a permanently mounted digital keypad entry. All lumber is kiln dried. Wall plates are treated 2x4 or larger.
  • All garage doors are raised panel, steel, and painted to match home’s exterior paint.

 

SIDING/SOFFIT/EXTERIOR TRIM/FASCIA:

  • All exterior siding is vinyl with a lifetime manufacture warranty with color coordinated aluminum fascia trim.
  • Soffit/overhangs are vented (solid soffit in gables)

 

ROOFING SHINGLES:

  • Roofing material is at least TAMKO HERITAGE 30 series laminated asphalt shingles installed over 15lb. felt paper.

 

BRICK, FLASHING, GUTTERS & DOWNSPOUTS:

  • Most home plans have complete brick fronts and at least brick wrap of 1st floor. Mortar can be changed to add more uniqueness and character. Brick joints may also be scraped or have unique design. Exterior sidings may be upgraded to accent more intricate features.
  • All gutters are custom-made on site and are seamless, continuous, aluminum 6” with 3” x 4” downspouts.

 

CONCRETE DRIVEWAYS & OTHER EXTERIOR CONCRETE:

  • All driveways and sidewalks are finished with at least a standard broom finish. Upgrades include: exposed aggregate, coatings, stampings, etc.
  • All homes have at least a 16’ wide driveway (where possible) at street, and 3’ curved sidewalk leading from drive to front door.

 

LANDSCAPING & IRRIGATION:

  • Many homes may come with a complete landscape package that is custom designed and installed per home. The plantings are carefully selected for every home. The actual amount and size of plantings varies from home to home. Additional plantings may be installed upon request.
  • All homes with a complete landscape package will have a full irrigation system (sprinklers) that covers all grass areas and flower beds. All systems have multiple zones that allow for detailed management of lawn.

 

HEATING/COOLING SYSTEMS:

  • Furnaces and air conditioners are RHEEM brand or equal.
  • Air conditioner(s) at least 13.00 SEER (seasonal energy efficiency ratio) high efficiency centralized units with a programmable thermostat.
  • All ductwork is sound absorbing fiberglass board and insulated heat runs.
  • Upgrades such as humidifiers and zoning are available upon request.

 

FIREPLACE (S):

  • All homes have at least one 36” Majestic or equivalent brand gas fireplace that is activated by a wall switch. All fireplaces have gas logs included. A programmable remote w/thermostat is available upon request.
  • All fireplace mantels come with ceramic tile and each fireplace mantel is custom designed per home to compliment each home’s uniqueness.

 

PLUMBING:

  • All water supply piping is Pex Brand tubing and the drain piping is PVC for all homes.
  • All homes include at least two sealcocks (exterior water source).
  • Water Heaters are 80-gallon, high efficiency. All Laundry rooms are located on the same floor as the master bedroom and are equipped with washer hookup and are wired for an electric dryer.

 

FAUCETS:

  • All homes come with brand name faucets such as Delta, Brizo, Kohler throughout the home. All kitchens, powder rooms, and master bathrooms are equipped with these selections; models may change from home to home.

 

GAS FOR APPLIANCES:

  • Some homes may have gas: cook tops, furnaces, hot water heaters, & fireplaces. Gas installed for gas grills or fire pits is available upon request.

 

ELECTRICAL & LIGHT FIXTURES:

  • All homes have at least a 200-amp electrical service with (30) circuit breaker distribution box. In many cases, a 400-amp service and/or additional electrical panels are required.
  • All wiring is ROMEX or equivalent (copper based wire)
  • The following is included in all homes: door chimes (at front door), bathroom exhaust fans, smoke detectors, GFI & arch fault protected circuits where required, cable TV outlets and phone jacks in all major rooms, carbon monoxide detectors (if applicable)
  • All phone & cable wire is installed in a “home run” method.
  • All major rooms and bedrooms have a rough-in for ceiling mounted light fixtures and/or fans.
  • All homes have many recessed can lights fixtures located throughout the home. All have under-cabinet halogen task lights in kitchen and wet bar wall cabinets.
  • Every home has a custom light fixture package that is designed to fit each home’s specific qualities; Substitutions for installed lighting are available upon request.

 

INSULATION:

  • All homes have at least fiberglass insulation as follows:
    •  interior walls & finished basement walls R-11
    • exterior main home walls R-13
    • tray & cathedral ceilings R-30
    • flat ceiling R-30 (blown)

 

DRYWALL AND CEILING & WALL TEXTURES:

  • All homes have 1/2 inch drywall on walls.
  • All homes have a knock down texture on ceilings.
  • All homes have the drywall finished in garages.
  • All homes have smooth wall finishes.

 

MASTER BATHROOMS:

  • All master bathrooms have a white whirlpool tub. Master showers have tile floors and walls with a seat and a glass shower door.
  • All homes haves have oversized vanity cabinets with granite and under-mount sinks.
  • Some homes have dresser vanities in the master bathroom.
  • Master faucets are always from Delta or Kohler.
  • Master bath accessories include oversized mirrors, towel bars, towel rings, & a paper holder; all are in matching finish to the faucets. All master baths have custom sized shower doors with clear glass and matching finish to the faucets. Some homes may have walk through showers where no shower door is required.

 

POWDER ROOMS:

  • Some homes have a beautiful dresser vanity w/ granite in the powder room along with a Kohler or equivalent stool. In homes w/ a 2nd powder room, Kohler pedestal sinks are commonly used.
  • Powder room faucets are always from Delta or Kohler.
  • Powder room accessories may include a unique painted or stained framed mirror, a towel ring, & a paper holder, all in a matching finish to the faucet.

 

ALL OTHER BATHROOMS:

  • All baths have vanity cabinets with granite and under-mount sink.
  • All have a Kohler or equal elongated stool.
  • All have a white fiberglass tub (or shower unit per plan) with shower curtain rod. In baths with a shower only, a shower door with clear glass in installed.
  • Accessories include oversized mirrors, towel bars, towel rings, & a paper holder; all are in matching finishes to the faucets.

 

KITCHEN CABINETS/ BATHROOM VANITIES/COUNTERTOPS/APPLIANCES:

  • Every kitchen is specifically designed with handmade custom cabinets.
  • Special attention is always given to the island, refrigerator cabinet and range/hood cabinet. Most homes have maple, basswood, or poplar cabinets stained in medium, warm colors. Cabinets may also be painted/glazed or stained/glazed. In every home, we strive to make the kitchen a focal point. Price ranges vary from home to home.
  • All countertops are natural granite; each kitchen may have different colors that are selected to blend with the surrounding finish work.
  • All homes have Frigidaire brand stainless steel appliances: electric range/microwave unit, slide-in range/oven, refrigerator and dishwasher. Upgraded appliances such as Viking and Jenn-Air available upon request.
  • Each home has a under-counter mounted stainless steel sink installed by the countertop manufacturer.
  • All kitchens have a built-in soap dispenser next to the faucet and garbage disposal.
  • All kitchens have a uniquely designed tile backsplash with a built-in spice rack over the cook top.
  • All kitchens have a pot filler faucet located near the range.
  • Upgraded kitchens may have a unique, custom designed range hood that vents to outdoors.
  • The cabinet hardware in every kitchen is exclusively selected to be blend with the other design accents within the home and kitchen.

 

INTERIOR TRIM/MILLWORK/INTERIOR DOORS/STAIRWAYS:

  • Trim work is uniquely designed for every home. We  use real wood trim throughout all our homes, so every home is filled with millwork that sets your home apart from other custom homebuilders. It should be expected to see each home have custom trim and millwork designs that change from home to home.
  • Wainscoting panels may be used in homes on the main levels in: foyer, dining rooms, study, and powder rooms. Many homes have wainscoting panels on main stairways and main level hallways. This is available as an upgrade.
  • Custom wood columns are always used in every home. Although columns designs may defer from home to home we customize each column on the jobsite to compliment the style of home. Most columns range are typically fluted and or paneled.
  • Every home has crown molding throughout the main level. Customized 3-piece built-up crown mold is available upon request.
  • Ceiling beams wrapped in crown molding are commonly used in the studies and family/great rooms in most homes.
  • Some homes  may have more or less of: built-in window seats, bookcases, built-in desks/computer stations, and art niches.
  • Window & door casing is 3-1/4” and baseboards are 4-1/4” casing.
  • All interior doors are hollow core smooth composite, raised 2-panel square top. Solid core doors available as an upgrade.
  • All interior millwork is primed & painted with two coats of high quality semi-gloss paint.

 

DOOR & OTHER HARDWARE:

  • All homes have Schlage brand locks (doorknobs). Styles and colors range from brushed chrome to oil rubbed bronze depending on home style.
  • All other miscellaneous hardware (wall-rail brackets, doorstops, etc.) throughout the home matches the color of the locks.

 

FLOOR COVERING; HARDWOOD, CERAMIC TILE & STONE, CARPET:

  • Exotic hardwoods such as 3” Brazilian Cherry or Golden Oak engineered wood flooring are used in every home: foyer, dining room, walkway leading to kitchen, family room, hallway and grand room. Wider 4” Hand Scraped hardwood available upon request.
  • Ceramic tile is installed in every home in: in bathrooms, laundries, kitchens and backsplashes.
  • Carpeting is consistently the same from each level throughout all homes.

 

PAINT & STAINING:

  • The interior walls and trim of all homes are painted with 1 wall color: semi-gloss white trim paint, a flat colored wall paint, and contrasting white ceiling paint.
  • All front doors are professionally stained, painted and/or glazed to match home’s exterior color scheme and the interior hardwood floor color.
  • Interior paint of all homes are neutral in color to allow the new homeowner to explore more personalized decorating. All wall paint colors will be consistently the same throughout the home, and all wall paint will be a flat finish that is perfect for additional coats & colors of paint.
